The ultimate wealth building system

Most people search for the ultimate wealth building system for most of their lives. It may surprise you to know that you own half of it the day you are born.

What half do you own? It’s your ability to make money. No matter what your education level or skill level, you have income earning power. Want to hear the good news about that and how it connects you to the ultimate wealth building system?

It’s not how much you make; it’s what you do with it that determines your financial condition.

The second half of the ultimate wealth building system is what you do with the money that you earn. There is a system to controlling the flow of money to create wealth. Very rich people know this system. It works whether you are an employee who works for someone else and you are using the system to control the flow of your personal income, or if you are a business owner using the system to control the flow of the company’s income. It is an amazingly simple system.

1) SPEND LESS THAN YOU MAKE - Cut your expenses back to operate within your income.

2) PUT 10% OF YOUR INCOME AWAY IN SAVINGS and don’t ever spend it. Set aside regular amounts of cash from your income for the future – always pay yourself first and put the money in savings toward gaining financial freedom. The ultimate wealth building system requires a minimum of 10% of income into savings out of every dime you earn. Just sock it away and forget you even have it. As it builds up, move it to places that earn better interest than the bank savings accounts. This includes buying houses and commercial buildings you can rent out to make more money.

3) DO NOT BUY ON CREDIT – pay cash instead. Debt is a disease that you should avoid contracting. Figure out what you want to buy and put money away towards the purchase every week until you have the cash. For large purchases like cars, furniture and equipment, buy used instead of brand new. Remember, those items lose value from the moment you buy them.

4) FIND WAYS TO MAKE MORE MONEY – the personal cost of living goes up about 3.5% every year, so you need to make more money just to keep up. If you work for someone else, increase your value to the company by taking on more responsibility and learning to do more; then ask for a raise. Be willing to work a second job if you have to in order to get out of debt and start putting money away.

If you own a business, look over your line of products and services and figure out how to sell more of the profitable items. Be willing to discontinue items that are not bringing in enough profit for the time, effort and cost to sell them. The secret to making more money is pretty simple if you put your attention on it.

5) USE YOUR MONEY TO INCREASE YOUR INCOME – After paying your ultimate wealth building system the 10% into savings and paying your bills, use any money left over in ways that increase your ability to produce more income.

Why is controlling the flow of money so important? It is the energy and life blood of a business or household. It is necessary to pump it through the income producing areas first to keep it running well. Everything runs smoother when cash is available.

Seems simple, right? And it is simple. The ultimate wealth building system is easily learned, and can be used to gain your financial freedom. It does, however, take personal discipline and commitment to achieve the goal of financial independence so you never have to worry about money again.

The really great news is that you have control over this system. Done correctly and consistently, the end result is always having lots of cash on hand, all bills paid, and plenty of money in reserves to finance what you really want to do with your money; not just pay bills. How well you control the flow of your money will determine how well your company or family will survive now and into the future. Correctly applying these five steps will make this wealth building system work for you.

It s your home stop raiding the piggy bank

Most Americans dream of owning their homes free and clear someday, part of their retirement nest egg. Yet, for many, this dream gets farther and farther from reality as they break into their home equity piggy banks.

“I am somewhat surprised at the number of our loan applicants, even many of our excellent credit quality customers, who have taken equity out of their homes over the last few years via cash-out refinances or home equity loans,” says Gary Miller, a 25-year veteran of the credit industry and CEO and co-founder of FirstAgain LLC, a financial services company based in San Diego, Calif. “Now, with larger mortgages and often less equity, particularly with the recent home price depreciation hitting many areas of the country, these people face a longer and more difficult path to debt-free home ownership.”

Before you decide to borrow against your hard earned home equity, consider the following:

* Are you using your home equity for something that actually adds value (equity) to your home, such as a remodeling project or a swimming pool or for something important in your life such as a child’s education or unexpected medical bills? This can be a prudent way to finance such expenditures. Home equity loan rates are attractive and the interest is usually tax deductible if you itemize. However, if you are using your home equity to finance vacations or pay your bills, think again, as you may be overextending yourself.

* Are you using a fixed rate home equity loan with the shortest term you can easily handle? Adjustable rates may make sense for the financially well off (and financially sophisticated) but for most people, a fixed rate and a fixed monthly payment avoid future payment shock and is the better alternative. Paying off your loan sooner obviously builds your home equity more quickly. Think of it as forced savings.

* Cash out refinances can make sense if you are improving your overall mortgage terms and using the cash for an appropriate purpose. Again, consider shortening your loan term if possible.

* Are you thinking about a home equity line of credit (HELOC)? This product is marketed like a credit card with adjustable teaser rates, ease of use and other incentives, encouraging you to use your home equity for just about anything with long repayment periods. Be careful. Having a HELOC in place may be prudent for certain purposes (for example, a future emergency) if you can be disciplined about not normally using it and pay it down quickly if you do.

* If you have excellent credit, you may qualify for an attractively priced unsecured loan that doesn’t require pledging the equity in your home. This type of loan, such as FirstAgain’s AnythingLoan, offers highly competitive, fixed interest rates and an ease of use not available with mortgage products. Entirely online and paperless, you can apply in the morning and have $10,000 to $100,000 in your account by the afternoon. It takes just minutes versus the days required for a mortgage loan.

“Given the more difficult lending environment caused by the recent sub prime meltdown, home equity products have become both more expensive and more difficult to obtain as lenders tighten their credit criteria and loan to value guidelines,” says Miller. “Our product represents a great alternative for those with excellent credit who don’t have a home equity loan option.”

Ten practical steps for paying off credit card debt

Studies show that a majority of the population at some time will have a problem with credit card debt. Today, many people find themselves drowning in credit card obligations with available balances close to the maximum and unable to make more than the minimum payments at atrocious interest rates just to keep afloat.

If you find yourself in this predicament, there are some practical things to do and think about which will enable you, over time, to eliminate your credit card debt and move on to live an abundant life. Many of these suggestions will seem radical, given the fact that we often find ourselves addicted to buying on credit and remaining comfortably vague about how much we actually owe, and what our debt is actually costing us.

Assuming you are at the end of your rope and losing sleep, here’s what to do:

1. Stop using credit today! Yes, it can be done. Go on a cash basis. Do not panic. Many people decide to cut up their credit cards or, at a minimum, put them in the back of their freezer.

2. Begin keeping a record of all money you spend. Use a little notebook and write down everything, yes everything, from latte’s to tolls to snacks.

3. After a month, total all of your expenditures. Break them down into categories such as rent or mortgage, clothing, car, utilities, food in, food out, nails, payments against your credit cards and so on. You probably will discover some surprises.

4. Closely examine all of your actual expenses and, on paper, begin cutting out those that are not absolutely necessary and reducing others that are out of line. Be willing to overcome your vagueness. Be pragmatic and ruthless.

5. From the results of your analysis, prepare a monthly spending plan, using your categories, that falls within your income and allows you to make larger payments against your credit cards.

6. Begin reducing your credit card debt by paying as much as your spending plan allows, above the minimum monthly payment, toward the smallest of all your credit card obligations. In the meantime continue making minimum payments against the other credit card balances.

7. When the smallest amount owed has been paid in full, begin applying the extra cash to paying off the next smallest balance. Repeat this process until all credit card debt has been eliminated. Yes, it will take time.

8. Use cash, checks or a debit card to make grocery, clothing and similar purchases. Write down each of these expenditures in your little notebook. If necessary, you can buy airline tickets and rent cars with a debit card.

9. Continue keeping a monthly tally of all your expenses in order to make sure you are keeping to your spending plan. Hold yourself accountable, if you can, by discussing your situation and progress with someone you trust or a spiritual advisor.

10. Above all, do not take on any new debt. Try paying all bills the moment you receive them. Touch them once. Don’t allow them to accumulate. That way you have no unpaid bills.

A word about your spending plan. You do not have to fall on your sword to take care of your creditors. Make allowance for taking care of yourself. Include spending categories for entertainment and self care. Self care also must include a savings account if you don’t have one. You should begin from day one of this plan to establish a prudent reserve. Each week, make a contribution to savings. Can you afford $5.00 per week? Or more? Include it in your spending plan.

Nothing will contribute to your sense of well being more than responsibly handling your debts and building for your future. You can eliminate your credit card debt by following the straightforward plan outlined above.

Get a cheap home owner insurance quote

Home owner insurance is not always required. If you live in a home you own out right, with no lenders or financers you probably are not required to purchase a home owner’s insurance policy. Therefore, you can avoid that extra insurance bill every month. Good for you, right? Wrong.

Home owner’s insurance may seem like just another monthly bill; however, if you find yourself in a situation in which you’ve been robbed or your home has suffered water damage, fire damage, or any kind of damage from weather elements, those extra monthly insurance bills will suddenly seem like a wise idea. And, if your neighbor comes knocking at your door one day, only to fall down an icy stoop? Well, those extra monthly insurance bills will suddenly seem like an even wiser idea.

So, how can you get a cheap home owner insurance quote to protect yourself from tragedies and accidents? It’s simple, really – you just need to know how to cut corners; and I don’t been in a Scrooge-like, penny pinching way.

First, make indoor home improvements. This means checking out your electrical system, which could make your home a fire hazard, and plumbing system, which could make your home susceptible to water damage. Consider installing durable windows and sturdier locks. A safety alarm system isn’t a bad idea, either.

Next, make some outdoor home improvements. Fix any creaky steps, loose stones or concrete in your walkway, loose shutters and shingles, and get rid of any scrap metal you plan to build something with, but neighborhood kid might want to use as a plaything.

Finally, store all of your very precious and irreplaceable valuables in a safety deposit box in the bank. Period.

Making these safety changes will show home owner insurance companies you’re serious about keeping your home, your family, your valuables, and your visitors safe, thus encouraging them to give you a cheap home owner insurance quote.

Credit reports and what to do with them

There are three major credit reporting agencies within the United States: Equifax, TransUnion and Experian. These are the organizations that lenders go through to verify potential borrowers credit worthiness.

Federal Law indicates that individuals are able to receive one copy of their credit report from each of the three agencies annually, and at no charge. It’s a good idea to look it over once a year to make sure there are no errors or omissions.

How do you read a credit report? There are abbreviations and numbers and codes, and for people who are looking at them for the first time, they can be a little confusing.

Obtaining Credit Reports

In order to get your free credit reports each year, you can go to annualcreditreport. com, which is the only authorized source for free annual credit reports under the September 1, 2005 federal law. If you go directly to the credit reporting agencies, there will be a charge to view your report - unless you qualify for another criteria to view a free report (being denied credit, for example).

If you want to monitor your credit report more often than annually, you can sign up for reports at any of the three credit reporting agencies, and pay about $10 per report. You will want to view the report at all three agencies, unfortunately, because the information is not exactly the same and you need to check for errors at all locations.

Reading Credit Reports

Credit reports are divided into four different segments: identifying information about the individual, credit history, public records, and inquiries made to the credit file.

Identifying information should include your name and address, and social security number. If you see a few variations of your name or more than one social security number, it’s because one of your creditors has reported it incorrect, but that information should remain because taking it off can hurt the connection between the report and the creditors who use it.

Identifying information also includes your employer(s), driver’s license numbers and sometimes your spouse’s name.

Credit history includes a list of individual accounts and account numbers (which may be encrypted). Information for each account will usually show the date it was opened, the type of credit (mortgage, car loan, installment, revolving), total amount of your loan and the amount you still owe, as well as the status of the account (open, closed, paid as agreed, inactive) and how you’ve been making payments on the account (on time, 30 days late, 90 days late, etc).

Public records is a section that you hope has nothing in it. This section provides details for bankruptcies, tax liens and judgments. This section will lower your credit score faster than anything else can.

Inquiries provide a list of “hard” inquiries - credit you’ve applied for and can affect your credit score - although FICO ignores most inquiries when coming up with their scores for individuals, and “soft” inquiries from credit card lenders who check your file before sending out promotional credit card offers. Soft inquiries do not raise or lower your credit score.

What to Do with Mistakes on Your Credit Report

If you find mistakes on your credit report - such as incorrectly reported amounts on an account, or an account that doesn’t belong to you, you can fill out the dispute form included on a mailed copy of a credit report, or use an online form to dispute the discrepancy online.

The credit reporting agency must then verify the information within 30 days of your filing the dispute (or the mistake must be removed). If they find it to be correct, and you still disagree - you can contact the creditor directly to have it corrected. If they find the information you’ve disputed to be incorrect, they are required to remove the item from your credit report.

You can save your home how to avoid possession orders turning into eviction

There are many companies who are experts in remortgaging for people who have credit problems, including mortgage arrears and imminent repossession. They get hundreds of calls every week from customers who face circumstances that to them seem dire – many even face the threat of eviction.

In almost every case, they’re able to help them keep their homes and set up a new mortgage with a repayment plan that will suit them.

Debt can be a very difficult thing to deal with. Often, one or two missed payments can start a downward spiral that becomes increasingly difficult to stop.

A common factor seems to be that repayments on borrowings (usually on unsecured loans, retail finance and credit cards) start to outweigh the amount needed for basic costs – with the result that you have to borrow more money just to take care of your basic needs.

It’s a snowball effect that goes from one or two missed credit card payments to missed mortgage payments. With the monthly mortgage payment usually the largest single outgoing for most people the temptation to miss one payment to try and alleviate other debt and relieve the immediate financial pressure is often great.

However, without drastic action one missed mortgage payment can lead to another and very soon you’re facing a County Court appearance added to the persistent emails, telephone calls and letters from your other creditors.

It’s a highly stressful situation to be in and for a large number of people the temptation is to bury your head in the sand. Unplug the telephone. Don’t open the post. Don’t check your emails. After all – it’s just going to be more bad news - right?

It's called the ostrich effect – many people in this situation simply can’t believe it’s happening to them. Even with a possession order in place, they keep telling themselves, “It won’t happen, it can’t happen.”

The hard fact is – it can and it does. Losing your home is a devastating experience and it can be the beginning of a tragic downward spiral in many people’s lives.

One missed mortgage payment can be enough for a mortgage company to start repossession proceedings and that means a County Court appearance.

If you can’t convince the court that you are able to clear the arrears – or if you fail to turn up for you County Court hearing they will issue a possession order. This gives you 28 days to settle your debt or face eviction.

Now comes the crunch.

If you act now then you could save your home. By acting quickly, the situation can be resolved. One call could be enough to sort out all your problems and let your start afresh, free from your immediate credit problems.

It's often asked, “I’m having all this trouble with the loans I already have. Why would I want to get another loan?”

The initial answer – and one that is often overlooked is that you could actually have enough money in your home to resolve all your debt issues. The problem for most people is how to get access to it.

Once you’re in debt, with a County Court Judgement against you and possibly facing imminent eviction you will find it difficult to get approval on a new mortgage with a High St lender.

Fortunately, they is an abundance of specialists in remortgages for those with debt problems. Once you contact them they can arrange a loan that:

a) Relieves the immediate problems caused by debt - imagine all that stress fading away instantly!

b) Consolidates all your debt in one place, with one monthly payment.

c) Has a repayment plan that suits your lifestyle.

d) Saves the equity in your home.

At any stage before eviction, you can apply to the court to suspend action – even if you’ve been served with a possession order. The company you choose to act on your behalf can make representations to the judge and you can keep your home.

How to figure health insurance the married way

Experts say that it is very important for a two-income family to pay attention to details when deciding on medical insurance coverage. The reasons are as follows: 1. Pay attention because there are more options than ever before. 2. Certain companies penalize those who are married, and are fortunate enough to have double coverage. (Meaning; if a husband and wife work for separate companies and one of them tries to cover the other in insurance, the company they work for will charge them a higher premium).

It used to be that if both spouses covered each other with their companies’ insurance, then the couple would have 100% coverage. However, in the past few years, 100% coverage is almost laughable because it would never happen. A national study showed that 6% of employers charge higher premiums for spouses, which equals out to an additional $178 a month.

Large companies ask their employees, in any given year, to choose from HMOs (Health Maintenance Organization), PPOs (Point of Provider Organization), and HSAs (Health Savings Account), wherein coverage varies. In order for families to make a smart decision when that time comes, a spread sheet should be made so that they can compare the various options. The first step would be to compare premiums that would cover the whole family. The next step, to calculate the results if one spouse covers the family under the company plan, and the other spouse gets individual coverage. Then, consider the deductibles. Imagine how much money you would be out-of-pocket before the insurance even kicks in? Also, consider the scope of coverage (e. g. the availability of doctors and services). Finally, map out real expenses by using your most recent medical bills. You might also want to prepare yourself for a “worse case scenario” by considering a high-deductible plan. There is a website that can help you calculate, “paycheckcity. com,” the costs of insurance on an after-tax basis.

Government debt consolidation option revealed

Getting yourself into debt is unfortunately all too easy - it's getting back out that is often a problem. Sometimes the debt is due to emergencies that had to be paid for with a credit card, other times it's simply a lack of self control when spending.

Whatever the reason for the debt, once it has accumulated it must be addressed. Fortunately, the government offers a number of programs to help.

The government offers a number of loans for people who are in financial trouble. If you qualify, these loans can help you to consolidate your debt into a single payment with a lower interest rate. Over the course of repaying these loans, you will save a considerable amount of interest compared to continuing to pay them all separately.

More detailed information about these loans, as well as the necessary application forms, is available online. A good starting point is the FTC website at ftc. gov/bcp/conline/pubs/credit/kneedeep. htm.

There are also government programs that will help you to manage your spending and keep yourself out of debt. They'll teach you how to better manage your finances to keep on top of things before you run into problems. These government programs are available for free to anyone.

Government loans generally have certain requirements for you to qualify. It will depend on your income, your net worth and some other factors, but most people who are in a position to need them seriously them will qualify.

If you need help dealing with debt, these programs are there for the asking. Don't be afraid to look into what help is available - you will be happy to have done so once your financial life is getting back in order and the stress and worry that goes along with debt has retreated.

Move your auto insurance while moving

I know of people who hate to move and those who love it. Moving can also be a very expensive proposition. Whether you are shifting from one block to the next or to a different state entirely, you are going to have to spend a lot of money. Buying the house or paying the deposit on a rented apartment is not the end of the expenses that are going to come your way. You will have to hire some moving company to help you shift. You will have to go and apply for all kinds of new documents that will require immediate payment. A number of costs will be incurred even as you begin to settle down at the new place.

Thus, it should be a sensible decision to look for ways and means to cut down on costs even as you change your address. One major expense that you might encounter while you shift will be that of insurance. You will absolutely have to go in for an insurance policy for your home. So, you will be shopping around for a policy that shall be very cost-effective. At this time, it would also be a good idea to start your hunt for some affordable auto insurance.

You will have to update the information on your auto insurance policy anyway. At this time, it would be a good idea to research and see if you can come across an auto insurance policy which is less expensive. If you are shifting from a big city to a smaller town, you might just find some cheaper car insurance rates. This is because big cities have more traffic, more accidents, and more claims tend to be filed. In smaller towns, fewer claims are made, and this results in lower premium rates for car insurers. Moreover, there exists the possibility that your insurance company does not operate in the town to which you are moving. In such a scenario, you just have to go out and sniff out a new insurance company.

A number of insurance companies provide discounted packages to people who buy more than one insurance policy at a time. So you must inform your insurance agent that is providing you with home insurance that you need to see to your auto insurance. Multiple-policy insurance tends to be a great way to save as insurance companies encourage their clients to go in for more and more insurance plans by providing lower rates. The entire process of moving is costly. It becomes necessary to save however we can.

How to find a low apr credit card

Credit cards are considered necessities nowadays. In the United States and other developed countries, almost all people own one. Credit cards facilitate cashless transactions. That is why most consumers find them very convenient.

Through the years, more and more people have been signing up their own credit cards that they use to make purchases or make cash advances. Thus, the number of credit card companies is also on the rise.

But the major setback of owning credit cards comes when the credit card bill gets in the way. Usually, consumers are having problems with their credit card bills, claiming the statements are either overstated or inaccurate.

But knowledgeable credit card owners know that such problems would not result when the credit card user is well-oriented about the interest rates, penalties and charges imposed on transactions, cash advances and late payments.

If you are aiming to find the best and most suitable credit card for you, then you must first settle to find out which credit card would charge the least. Of course, the charges depend your purchases. But there are charges incurred from late payments, interests and special fees.

This is where the concept of the annual percentage rate (APR) comes in. APR is the term or factor that you must initially consider before filing a credit card application. This is because the APR directly would pose impacts to the amount of credit card bills you must pay.

The APR is the annualized rate of interest that is imposed to credit card users for having used the card to purchase items. The APR bears not just the interest rate charges, but all the other fees that comes with the card.

Thus, if you are imposed with late payment penalties and other special charges, those will be added to the APR on your bills. It is this reason that APRs in different credit cards vary. Take note that specific uses and purchases using credit cards may also sometimes incur different APRs.

Finding low APR credit cards

Experts advise that prior to the formal application to own a credit card, you must find the one that offers the lowest APR. There are many credit card products from different credit card firms and banks nowadays, so it would not be a hard task finding one.

Before getting a credit card, it is also advisable that you do a little research and make a comparison shop so you could easily compare APRs and pick out those that offer the lowest APRs to consumers. Take note that sometimes, cards tend to mislead consumers by offering low APRs, but there are understated additional charges.

Here are several strategies on how you could secure a much needed credit card that bears low APR.

o Check credit card issuers' brochures and terms and conditions for membership. The APRs should be stated in such documents. You could easily tell the APR on a card and compare it with those applied by competing credit cards.

o Do not be misled by low APRs. Take note of the reminders that usually should come in with those states APRs. For example, a credit card may state if the APR is fixed or is a variable. If the APR is fixed, that means you could expect the sign up APR to remain for sometime. If the credit card issuer should raise that rate, you would be notified in advance.

Variable APRs are sometimes making up for lower rates. Why? That is because these rates are changing from time to time, and are usually dependent and tied to other interest rates, like the market overnight borrowing rates or the Treasury bill rates. Thus, when the market interest rate is dropping, the APR for variable credit cards are also dropping. At least, you will get to directly benefit from good interest rates in the market.

o Check the corresponding APRs for cash advance and installment purchases. These transactions are usually carrying different APR. Remember that the APR initially stated in the contract is the APR for usual transactions---light item purchases that ought to be paid within a month after the purchase. For heavy purchases that are intended to be paid in installment for months, a different APR automatically applies.

Overall, the APR is the factor that you must initially check prior to opening a credit card account. It is only normal that APRs for cash advances and installment purchases are higher than the normal purchase APR. Select the credit card that you think offers the reasonable APR for you so you would not argue with yourself when you start paying for your credit card bills.

You ve been pre-approved

You have seen it before. Perhaps you are one of the millions of people who see these words everyday. They come directly to you courtesy of the postal service via your mailbox. These words likely appear in your email several times daily as well. You have been pre-approved for this credit card or that credit card. The mailings are quite luring as well. They offer great percentage rates, excellent balance transfer deals, or even exciting rewards.

However, have you really been pre-approved? Should you take them up on their offer? How could they possibly even know you to pre-approve you? Well, for starters, they get your mailing address in several different ways. Think of all the forms you have filled out either recently or even months ago. These forms are tricky because they can play multiple roles. First, they gather your information for whatever you are signing up for. Then somewhere in that form, there will be something pertaining to receiving mailings and information regarding specials, deals, and sales. AHA, that is where they get you.

Before you know it, these pre-approved credit card offers started filing your mailbox regularly. If you apply for a credit card and you are approved, be watchful, because the offers will start pouring in. If you apply and are denied, they will still come in, all wanting to help you improve your credit. Which type of pre-approved credit cards you are offering will depend on several things.

First, it will depend on where the information came from. If it comes from another form of credit you have applied for, then the type you are offered will be based on this information and your overall credit outlook. Next, it will also depend on your current income bracket. Consider the forms you fill out, many of them will ask how much you make each year or an estimated figure. When you fall into specific brackets, these credit card offers will be designed specifically for your annual earnings.

Your overall credit outlook has a lot to do with your offers. If you are one that is suffering from bad credit, you may receive numerous offers of secured credit cards. Secured credit cards are those that require a deposit. This deposit determines your specific credit line within that credit card. You could never spend more than that, in order to continue to use the secured credit card, you would need to replenish the card. Overtime, if you keep upon payments, you may find that they increase your credit line beyond that of your deposit.

The problem with pre-approved secured credit cards is that you will find that they carry interest rates that are much higher than unsecured and come with little if any benefits at all, such as rewards.

For those in a higher income bracket with great credit, unsecured pre-approved credit card offers will arrive. These are the ideal type of credit cards for most people. These come with various interest rates, depending on the credit card type, company, and your credit, but are typically much lower than secured offers. Furthermore, unsecured credit card holders benefit from rewards, overdraft protection, and other various benefits.

Whether or not you choose to accept a pre-approved credit card offer is up to you, your finances, and your ability to manage. It is always a good idea that you research the company offering you the pre-approved credit card. You want to be sure that you are dealing with a valid, reputable company, and that your personal information is safe and secure. The last thing you want to do is accept an offer from a fraudulent company and putting yourself, your finances, and your credit history at risk.

Piling on the pounds over the festive season will affect more than your health

Why does being overweight raise my life insurance premiums?

There are plenty of statistics to show that people are getting heavier in the UK.

The Government estimates around one in four Britons are clinically obese. Peoples waistlines keep expanding.

A report published in October 2006 by the World Health Organisation shows 76% of British men aged between 30 and 69 are overweight, compared with 65% 10 years ago. Sixty-nine per cent of women are overweight, compared with 55 per cent in 1995.

People are getting heavier at a younger, age too, which bodes badly for the future.

The problem for insurers is that if you are overweight, the more likely you are to suffer from heart disease, diabetes, strokes, high blood pressure and even chronic depression.

The WHO report, for example, estimated that by 2015 diabetes would kill 8,000 more people a year in the UK than the current 33,000. This increases the chances of insurers having to pay out upon your death, so they have to cover themselves by raising premiums.

How do I know whether the insurers think I am overweight?

There can be many ways of determining what is overweight. It is entirely up to the life insurer what criteria they use to measure whether you are a healthy weight, overweight or obese.

The most common measure among insurers though is the Body Mass Index (BMI).

This is a weight to height measure, irrespective of the individuals sex. To calculate your BMI, divide your weight in kilos (2.2lb equals one kilo) by your height in metres squared (one foot equals 30 centimetres, one inch equals 2.5cm).

If your index is between 19 and 25, you are generally considered to be normal. A ratio between 26 to 30 is overweight, 30 to 40 is obese and anything above that and you are seriously heavy.

This can be an imprecise science given people have different body structures, not least between the sexes. Some top rugby players would be labelled obese under this criteria.

But given it is what the insurers mostly use, you should be aware of where you stand. Incidentally, having a below-normal BMI can also raise your premiums.

What can I do to get the best rate for my weight?

Insurers will usually want to know your weight and height so they can work out your BMI when you apply for life insurance.

While premiums generally have been falling steadily, the premiums for heavier people have tended to rise.

Some insurers offer very high rates to heavier people to deter them, while some insurers are happy to offer lower premiums. The point is that rates vary widely so it is important to search the whole market for the best deal, no matter what your weight.

MoneyExpert. com can help you do this by comparing Life Insurance suppliers and getting the best policy for your circumstances.

Will insurers reduce my premiums if I lose weight?

Unfortunately, this is not usually the case. The best option can sometimes be to change your policy. It is always worthwhile checking to see if you can get cheaper life insurance from another provider anyway. Find the best Life Insurance policy online now. Budget planning for youngsters

What would we do without our societal stereotypes? Wherever we look we form yet another stereotype. Take the case of the relationship between students and their credit cards. One common stereotype that we all seem to believe in is that no student has the capability of taking care of his own finances. We assume that just because someone is still a teenager (s)he will lack the prudence to curb her/his spending. Now, is that an accurate picture of the millions of students populating our world? I would say not. In my experiences with younger people I have found that many of them are very well-grounded and are quite prepared to take care of their expenses quite efficiently.

Of course, not all youngsters may be ready for the world of credit cards. That certainly takes a little getting used to. There is so much jargon that has to be deciphered. There are so many rules that have to be followed. There are so many monthly bills that have to be paid. In addition to all that, there is the immense ease with which a credit card allows you to make your purchases and pay your bills. Once you have left the safety of your home and are living on campus, the freedom that you have can feel wonderful. However, this new-found freedom can also lead one to lead an entirely different lifestyle and spend like crazy.

College is an entirely different experience. It can be quite a shock if you are unprepared for it. And credit cards are one of the factors that are part of this newness. That is why more and more colleges are taking it upon themselves to teach their students about the pros and cons of credit. And colleges are not alone. Credit card providers have also decided to stop being labeled as being opportunistic. They too have come up with courses (some of them certified courses) to enlighten young people about the various aspects of using credit.

Many youngsters behave as though credit cards provide access to free money. Several financial education courses teach teenagers about the various aspects of using credit cards. A college-goer might avail of some great credit card rewards by simply using her/his card sensibly. Reckless usage of credit cards can result in credit card debts. Students should be aware of this danger before they routinely go over budget. A credit history can haunt one for years to come. The trick is in using the credit cards wisely.

Secured loans - cashing in on rising house prices

Look in any estate agent's window and it becomes clear very quickly how much house prices are rising across the UK. But that can be a real advantage to a homeowner looking to raise some quick cash - perhaps to consolidate credit card and other debts or to embark on some home improvements. We're talking secured loans here, of course, perhaps the easiest form of loan to obtain. That's because security for the loan is provided by bricks and morter - your home, in other words. And because there are so many lenders willing to provide such loans, because the borrower is offering bricks and morter as security, some really competitive loan rates are available. The secured loan takes advantage of the equity which may be locked up in the value of a home. For example, a home bought for Ј60,000 (via a mortgage) may, years later, be worth double the purchase price or more because of the steady, increasing rise in house prices. And it's this difference in value then and now, known as the equity, which allows the homeowner to borrow against and which is attractive to the lender.

The loan may be provided by the lender of the original mortgage. Or it may be obtained via a second mortgage, through a different lender. The homeowner could also obtain a remortgage, for a larger amount. No matter by what method the secured loan is obtained, if the homeowner defaults on repayments, the lender can repossess the property and get back the money borrowed. And of course the lender providing the original mortgage has a legal first charge. This means their claim has priority over the claim of any subsequent lender involved. As such, because of the perceived increased risk, the rates offered by the second lender will usually be higher.

So how much can you borrow? Depends on the equity. What sort of terms are available? Anything from a few years to 10, 20 or more years. What rates can you expect? Somewhere around 6% to 7% is fairly common. But it all depends on your circumstances - and everyone's situation is different. Talk the matter over with an independent financial adviser first before taking the plunge.

Cheap mortgage insurance online

When it comes to taking out cheap mortgage insurance then the best way to get a quality policy is to go with an independent provider. As a rule of thumb, an independent provider can help you to make huge savings on the amount of premium that you are asked to pay while providing you with good advice in the process.

However, when it comes to cheap mortgage insurance not all policies are of the same quality, so you need to ensure that you fully understand the terms and conditions of cover.

Depending on where you buy it, some mortgage payment protection insurance providers charge ridiculous premiums for the pleasure of having the safety net that this invaluable insurance can provide. As the media continually highlights, among the worst organisations to purchase your policy from are the high street banks and lenders who have been known to mis-sell policies by putting the consumer last and profits first.

Another big problem when it comes to taking out your mortgage policy is that providers would like you to believe that the cover has to be taken alongside your mortgage. This is not true and if you want the best savings on your premium then shopping around and going independently is the only way to do so.

Mortgage payment protection insurance is taken out to make sure that if you become unable to work through having an accident, long term sickness or through unemployment then at least you won’t be struggling to find the money needed to carry on paying your mortgage repayments every month. Taking out a policy from a standalone provider means it doesn’t cost you the earth while giving you the safety net and comfort of knowing that if the worst came to the worst then you would at least still have a roof over your head.

Another great benefit that you get by going with a standalone provider to get cheap mortgage insurance is that along with being sold the correct policy for your needs because of their experience, you will also be able to get great advice. Cheap mortgage insurance can be found but it is only by going with an independent provider and not with the high street lender that you are able to get the not only the best deal but also the best advice available.

Cnbc s million dollar portfolio challenge

On March 5th, CNBC kicked off its 2007 Million Dollar Portfolio. Each week, the person with the largest gains will be given ten thousand dollars. On May 14th, the first phase of the contest will end. CNBC will give each of the ten highest ranked players and the ten weekly winners a fresh fake one million dollars. At the end of two weeks, the person in this group that has the largest portfolio value will be given one million real dollars.

So how can you win the CNBC Portfolio Challenge? Well, you can start by taking a look at last year’s winner. Although last year’s contest was called the Squawk Box Fantasy Portfolio Challenge, the objective was the same. At the end of the Fantasy Portfolio Challenge, Thomas Ko came out on top with a portfolio which was valued at over five million dollars. He accomplished this feat by investing all of his money into single stocks and riding them to the top of the challenge. Even though CNBC didn’t give away one million dollars last year, Ko did drive away in his brand new 2006 limited edition Maserati GranSport. Ko was also given an invitation by MSN to their Money Strategy Lab.

In addition to the one million dollars that you are given at the beginning of the CNBC challenge, you can also earn up to fifteen thousand more dollars each week to add to your portfolio. In order to do this, you must correctly answer two questions everyday. The first question, which is worth two thousand investing dollars everyday, is known as the video trivia question. The second question is the news question and is worth one thousand investing bucks. Correctly answering these questions everyday over the course of the contest can add an additional one hundred and fifty thousand dollars to your portfolio!

A refinance mortgage colorado companies are ready if

You wanted a pre-approved loan in minutes, but are you really ready for the final approval? Prepare for the big day the right way.

Not just paper work

Are you applying for a refinance mortgage? Colorado companies are ready to approve your loan if you’ve done your homework. Many people who apply for a refinance mortgage online overlook the fact that there are several requirements to meet before their loans are approved. This disregard leads to many delays and frustration on both the borrower and lender.

It is unfortunate that many borrowers do not do extensive research before they try for a refinance mortgage. Colorado lenders have noted that several borrowers make the same mistakes that delay the processing and approval of their applications. Though obviously their fault, many prospective borrowers blame the delay on the refinance mortgage Colorado company that’s only trying to help them. Borrowers need to realize that if they want their loan, they have to at least do something about it. After all, getting a loan is a two-way process – borrowers prepare everything for review, evaluation, and assessment, while lenders review and assess.

Working together

If you’re applying for a refinance mortgage, Colorado refinance experts will be dealing with you. This is to make sure that you understand what to expect and what you should be prepared to do until your loan application is approved. The company agent will peruse the documents you have prepared to support your refinance mortgage Colorado application like Sherlock Holmes with a magnifying glass. Online refinance mortgage, Colorado loans and other lending institutions have to look at a lot of credentials and documents, and all of these must be ready when needed.

Speeding up the loan decision

When you have chosen your refinance mortgage Colorado company, check out the list of requirements needed to support your mortgage application. Print out the list and go through your documents. Place the supporting documents in a waterproof folder to literally save it from a rainy day. Having the documents ready eases the tension and eliminates the time spent looking for a piece of paper.

When you are given the forms to fill up during processing, be honest about the additional information required from you. Incomplete or falsified information increases the chances of disapproval or takes longer. Act immediately on requests for additional information from the processing officer. Be ready for negative remarks on your credit report. When this happens, bear in mind that the processing officer is only filling up your forms and these are required fields. Don’t hesitate to let the appraiser into your home. Postponing the house appraisal delays the process and extends the agony of the wait.

Refinance mortgage is about the future

Getting the refinance mortgage is not about the speed of the loan decision. Rather, it’s about a better chance to cope with mounting debts and savings from lowered interest rates. People who have successfully managed their refinance mortgage, Colorado refinance experts say, have carefully thought out their decisions and relied on the actual statistics of the refinance calculator. If you think the monthly bill is beyond your means, seek a lower refinance mortgage. Do not forget what goes with payback time.

Effect of new bankruptcy law s on foreclosure

Effect of New bankruptcy law's on Foreclosure

The bankruptcy reforms introduced by President Bush's government in October 2005 changed the debt collection system in the country. The new legislation makes the creditors victors. The consumers are quickly being in the quicksand from bad to worse situations.

The automatic stay provision, an important part of the new legislation allows consumers to apply for bankruptcy to stop all collection procedures and even, contact from the creditor. The same can be filed anytime by the creditor. For chapter 7/chapter 13 bankruptcy applications, the debtor should have been receiving counseling for 180 days to manage credit from a non-profit agency for credit counseling approved by the government.

The provision's practical effect harms the debtors as during the 180 day counsel period, though the debtor is trying to solve payment problems with creditors, yet the law allows the creditor to collect payments. Under situations where the foreclosure date is within the 180 days period, the only option for the owner is to restructure the mortgage plan with her company and can be studied under the topic loss mitigation.

The lender wants you to retain your house because for every foreclosure, the lender loses USD $ 28k-50k as he needs to pay the attorney, pay for fire insurance, hire real estate services, repair the house, pay taxes etc. That's the reason loss mitigation works. The success rate for negotiations with the lender is around 90% and this proves that loss mitigation works well for the debtors.

Books are available in the market to help the consumer be prepared for such scenarios.

An example of one such book, How to Save Your Home would help one to shield oneself from the new bankruptcy law. The information is very crucial for every American as one delayed paycheck might cost one one's house. In a country like America, where health problems are not a surprise for many, a late paycheck is of high probability.

Proper financial planning and home improvement projects

Improving your home does not have to be pricey if you research the possibilities. Proper financial planning and understanding personal finance will help. Whether you want to repaint or do more advanced improvements, hiring outside help can be avoided if you know how to read simple instructions and have access to all the tools and needed materials. You can save a fortune if you plan your project carefully by assessing what is needed to complete it. Especially a good preparation work and finacial planning are key to any home repair or improvement project. Especially since most home improvement projects usually become more expensive as new ideas evolve. You should consult with home improvement centers that give out free advice and written project guides. Most importantly, you need to shop around for the best deals, research tool rentals, and read as much as you can about the pitfalls and mistakes to avoid.

Unfortunately, many homeowners don’t properly plan ahead, don’t have the budget to cover the costs and remortgage their homes or take out other home improvement loans to help. However, as the interest accrues on these loans, personal circumstances and finances change, and the unplanned projects run out of funding or mistakes are made during the work, resulting in some homeowners find themselves in serious debt, or even facing bankruptcy.

The fact is that home improvement debts are easily avoided by simple planning. No matter how big or detailed the project, the best route is to research, get expert advice, plan and create a working budget, and avoid getting a loan unless you can absolutely guarantee that your project is something you are really capable of doing and that you can afford to pay off. Home improvement is something you can do yourself and it can work out cheaper if you plan it carefully and do it properly.
